Description

Rosedale Ranch will be a balanced, master-planned community with an appealing small town atmosphere. The 15-year phased project will include a town center, a variety of residential neighborhoods, recreational facilities and open space amenities, schools, and a regional employment center.

Location

The Rosedale Ranch project site is located west of Allen Road, south of 7th Standard Road, north of Kratzmeyer Road/Olive Road and east of Santa Fe Way and the railroad. The project site, currently in Kern County unincorporated area, is proposed for annexation to the city of Bakersfield.

Size

The project site is approximately 1655 acres. The size of the property has allowed Rosedale Ranch to be planned comprehensively and to incorporate amenities and design features not possible with smaller, isolated subdivisions.

Timeline

The public and governmental approval process is underway. A comprehensive draft Environmental Impact Report was issued on April 4. The project was approved by the Bakersfield Planning Commission on July 7 and final City Council action is expected prior to the end of 2005. Annexation to the city of Bakersfield is anticipated in early 2006.

Housing

The 15-year phased project will create approximately 6,500 homes, including single-family houses, townhomes and multi-family homes, for a diversity of income levels and lifestyles.

Employment

The community's Regional Business Center, Town Center and other non-residential facilities will generate approximately 13,000 jobs.

Amenities

The hallmarks of Rosedale Ranch will include the distinctive heritage palms that have graced the property for over a century, a lake system that will serve as the centerpiece of the community's amenities, and a Great Park system that connects the community's diverse recreational facilities through an extensive trail network. A vibrant town center will anchor the community with retail, office, entertainment, employment and services.

Infrastructure

Funding and building all infrastructure, including roads, sewers, water and parks, will be the responsibility of the developer.

Owners

The project owner is Rosedale Ranch, LP. Partner Keith Gardiner is the owner/operator of Gardiner Farms, which produces almonds and other diversified crops. He serves as treasurer of the Rio Bravo Water Storage District, trustee of the Rio Bravo Greeley School District, and he is a director of the Farmers Co-op Almond Huller. His partner is Jeff Townsend, of Townsend Designs.
